When to Hire Which Professional

Four different people can touch your property claim. Here's what each one actually does — and who you need, when.

Public Adjuster

The only professional licensed to advocate just for you in the claim. They document damage, interpret your policy, and negotiate with the insurer to maximize what you’re paid.

Contractor

The expert who actually repairs your property. They estimate and perform the work, but they do not negotiate your claim or advise you on coverage.

Appraiser

A valuation specialist brought in when you and the insurer can’t agree on the amount of loss. Each side hires an appraiser, and they work with an umpire to set the value.

Attorney

A legal advocate when your rights or contract are in dispute. They step in if the insurer acts in bad faith, denies coverage, or a lawsuit becomes necessary.

Why Independence Matters

Cleveland Claims is a licensed public insurance adjuster working only for the policyholder. We take no compensation of any kind from a repair business, and we don't represent both sides of the same claim. That independence is exactly what gives our documentation weight — with an adjuster, and with an attorney if it comes to that.
